   Your Hot Springs Concierge was developed from our experience as Realtors, working with vacation home owners, "absentee" sellers and builders  In today's real estate market, we are seeing that homes are experiencing longer stays on the market and competing against a broader inventory.  This has created a buyer's market in Hot Springs, giving buyers a better negotiating stance.  With that in mind, we felt the need to create this additional service for our sellers to even the playing field.  We also wanted to extend this service to our other vacation home owner clients.

A great deal of our clients come from all areas of the country to buy a vacation home in the Hot Springs area.  Naturally, when the vacation home owners arrive in town, the last thing they are interested in doing is house cleaning.  With the beautiful and relaxing environment of Hot Springs, vacation home owners are normally making use of every minute of their weekend get-away trip relaxing, boating, dining out, and unwinding from the hectic lifestyles.  With no time left for house work, it makes sense to hire a professional to do the job.

 

Another situation we frequently experience as Realtors is working with "absentee" sellers.  As sellers place their home on the market for sale, they often move on to their next destination leaving the home sitting vacant.  They often move out of state, and have no family or friends left behind who are able to care for their home while it is on the market for sale.  Of course, we all know that it only takes a couple of weeks before the home appears to have that "abondoned" look, which in turn often decreases the selling price of the home and reduces the chances of a  sale.   As potential buyers look at vacant homes that are unkept, they often say, "Hmmn, I bet that seller is getting desperate, since they have already moved out and they can't afford to have it routinely cleaned and maintained" and "I wonder what else is wrong with it."  In today's market, we can't stress enough the importance of keeping a home in tip-top shape so that it has a chance to sale.   

A third situation we run into is working with a builder on a new home.  Builders often have a different mentality than buyers.  Builders are busy with a "work in progress" situation, and don't always see the importance of cleaning the mess at the end of the day.  They are exhausted after a long day's work, and don't see any need in cleaning up each day.  After all, they have plans to "be back" either the next day, or another day to finish up.  This type of thinking can also really turn off a buyer.  The buyer says "Well, I'll keep an eye on this one".  They then continue to make multiple trips to the home, paying close attention to the builder's work behavior and also says "I'll be back".  After the buyer continues to make numerous trips over the next few weeks and frequently witnesses a sloppy job site and/or long lapses in progress, the buyer moves on to the next home of interest.
